The People Behind Your Policy Know This Business From the Inside Out
For more than 35 years, we have worked inside the manufactured housing insurance industry — not just alongside it.
Before opening Mr. Mobile Home Insurance, our founder Kirk Kotylo spent his career inside three of the major specialty carriers that write manufactured home policies in Texas: American Modern, Foremost, and Standard. He learned how underwriters think, what inputs drive rates up or down, and where coverage gaps tend to hide. That knowledge didn't stay inside those companies when he left. It came with him — and it works for our clients every day.
When you call us for a quote, you're not talking to someone reading from a script. You're talking to people who understand how these policies are built and how to build yours correctly.
What 35 Years in This Industry Actually Means for You
Experience in insurance is only worth something if it's been spent on the right thing. Ours has been spent entirely on manufactured housing, park models, and stationary fifth wheels — the policies that standard home insurers often mishandle or decline to write at all.
Kirk has served as Executive Director and Chairman of the Texas Manufactured Housing Association. He sits on multiple industry boards. He is not a generalist who added manufactured home coverage to a menu of products. This is the work.

Why Accurate Underwriting Is the Most Important Thing We Do
Kirk has a phrase he uses often: "You put bad stuff in, you're going to get bad stuff out."
It sounds simple. What it means in practice is that the quality of your coverage depends entirely on the accuracy of what goes into your application. Wrong inputs produce wrong policies — policies that look fine on paper until a claim reveals the gaps.
We take the time to get the details right at the front end. The age of the home, how it's anchored, whether it's a primary or seasonal residence, the park it sits in — these inputs shape what your policy actually covers. We've seen what happens when they're handled carelessly. We don't work that way.
A Team You'll Recognize When You Call Back
One of the quieter things we're proud of is that our staff doesn't turn over. When you call with a question six months after your policy is written, you'll reach someone who already knows your situation. That matters more than most people realize until they need it.
Both of our agents speak English and Spanish fluently. We serve clients across south Texas, the Rio Grande Valley, and into the Hill Country counties around San Antonio — and we show up in person. Kirk presents at park communities throughout the Valley, which means many of our clients have met us face to face before they ever called.
